What incentives does Tanner Corporation provide to their clients?

Tanner Corporation provides contingencies in our bids. One incentive is we will provide any left over contingency back to the client. Tanner Corporation also provides make good responsibility incentives. If we missed something that was included or something doesn’t look right, we will come out and make sure we address all your concerns. Last, we answer our phones and return calls, period. How long does it take to build after the contract is signed?

This is a tough question to definitely answer. This all depends on Regulatory agencies responsiveness, their approval process and procurement. Depending on Manufactures times and sub-contractors back log, we typically can move through smaller projects within a few weeks or months, larger and more complicated projects within 18 to 20 months. This will be defined during the Construction presentation meeting and inclusive of all trades and Manufacturers.

What are your typical processes of building?

As a Synopsis only, Tanner Corporation will hold a initial project meeting. In this meeting we will discuss your project, review and retain a list of needs and wants from you. Things to bring includes a simple sketch (Nothing perfect) of what your looking for, address for the site or potential sites, proof of ownership and your financial outlook, a potential budget breakdown and schedule.

Once we gathered this information from the client we will put together a Pre Construction bid and basic scope of work. The client will review and accept or reject. If accepted, we move to the Pre Construction phase. After Pre Construction concludes, we send the plans for plan review to Regulatory agencies that have jurisdiction over the project. During this time we will continue to complete the Construction final pricing and present this to you.

After the Plans are approved, we move to permit approvals and expediting the construction contract. If the client accepts the construction LSTK Price and contract terms and conditions, we move to construction. Upon 90% complete, we hold a punch out walk thru. Upon 100% completion, we provide a final punch and project turnover or commissioning meeting. Thereafter a warranty adviser will meet with you to review all warranties and discuss directives moving forward.

How much will the down payment be?

For Pre Construction, 50% down, 50% prior to submitting for regulatory approvals.

For Construction, 25% down, percentage complete (Based on Milestone achievements) and 10% retainage (Not to exceed $10,000). This also depends on the size and complexity of the project. Payment requirements are subject to change and may vary depending on your project and complexity.

Like most construction companies, payments will be defined in our contract.

What are Tanner Corporation recommended financing options?

Tanner Corporation is not a licensed financial institute or mortgage broker/ company. We have a few Third Party vendors we have worked with in the past that are licensed to operate in Texas. This can be provided upon request as well as we can have a representative available during the kick off meeting.

What does the Tanner Corporation warranty cover?

Tanner Corporation provides 1 year, 3 year and 5 year warranty for basic systems, 10 years for some roofing systems. Other warranties may be offered as long as 30 years such as your foundation, PEMB, steel etc. This is all dependent on your project and will be discussed during the construction presentation meetings. This is pretty standard for most construction companies. Some warranties are subject to change with or without notice at any time.

How does Tanner Corporation help with Resale/ Mix use options, Tax, Insurances and other long term expenses not related to the actual projects construction?

Tanner Corporation works to ensure if your tenant or if you decide to change the facility years later that its designed and built in a way that can accommodate future changes, expansions or additions. We also look at Tax options, some situations allow us to complete in certain parts of the year for some industries that may allow tax incentives (Tanner Corporation is not a Tax professional or broker licensed to provide Tax advice, sales or services, a Third Party can be brought in to consult directly with the client upon request).

Tanner Corporation can provide materials in the scope that help with insurability and the reduction of risk. This may include steel, fire walls, barriers, fire prevent equipment etc. Maintenance and up keep is another strategy Tanner Corporation may consider. We work to ensure we install equipment and build facilities that are either maintenance friendly or the cost of up keep is manageable and may include spares.

However, these strategies come with a cost, your either going to pay for it up front or down the road, depends on the project and type of building your looking to have.

Do you have Insurance for your Company?

Yes, we provide and also REQUIRE our sub-contractors to have General Liability insurance and workers compensation coverage. We ensure that the client has little to no risk and Tanner Corporation takes that risk and manages it precisely.

What about liens?

Tanner Corporation ensures and guarantees our clients that our sub-contractors will not place a lien on their property due to undisputed none payment(s). We ensure this by managing every project cash positive. Your down payment or deposit is that buffer we use. The down payment/ deposit is not apart of a milestone achievement payment or percentage complete payment.
